The problem: a 14-foot steel gate had pulled its top hinge out of the brick pillar on Monterey Boulevard. The gate dragged on the pavers so badly the opener was fighting the load every cycle. We pulled the gate, fabricated a heavy-gauge hinge plate, set new anchors into the masonry, and re-hung the leaf dead level. The owner told us it closed like the day it was first hung, which is exactly the standard we’re after.
Dead Gate Motor Replacement, Sand Section

A salt-air corroded operator finally gave up on a Friday afternoon, leaving the driveway gate stuck half open. The old motor had been in service for more than a decade, and the coastal air off the Strand had done its work on the board and capacitor. Our technician pulled the dead unit, installed a new LiftMaster operator, rewired the safety edges, and had the gate cycling smoothly before the homeowner’s weekend guests arrived. Cantilever Roller Track Rebuild, Prospect Avenue

Problem: a 20-foot cantilever gate was shuddering and binding because two of the four carrier rollers had seized and the top track had a visible sag. We cut out the rotted section of track, welded in a reinforced replacement, and swapped all four carrier rollers for sealed bearing units. The gate now moves with one hand. In the South Bay, rust and salt air are our most frequent calls, and this one was textbook.
Wrought Iron Fence Section Straightened and Welded, Valley Park

A delivery truck clipped the pedestrian gate off Gould Avenue, bending three pickets and cracking the bottom rail weld. We removed the section, heat-straightened the pickets in the shop, re-welded the rail, and re-hung the gate with new self-closing hinges to match the original swing. The whole job was done in one day, and the patch paint blended to the point that the neighbor asked who did the work.
Access Control Keypad Upgrade, Hermosa Valley

The old keypad had faded to the point that nobody could read the numbers, and the wiring harness behind it was corroded past saving. We installed a new DoorKing keypad and control box, ran fresh low-voltage wiring, and set up the entry codes the homeowner wanted. Now the family uses two codes, one for the house and one for the gardener, and the wireless remote still works on the same frequency. It’s a small job that makes a driveway feel secure again.
Hydraulic Arm Reinforcement, Manhattan Border

An estate gate near the Manhattan border had a bent operator arm after a wind gust caught the leaf while it was mid-cycle. The arm still worked but flexed visibly and was wearing the bracket bolts uneven. We ordered the exact replacement arm for the BFT operator, swapped it in the same visit, and added a stopper block in the closed position so a future gust can’t push the leaf past its limit. The gate runs quiet now, and the owner has one less thing creaking in the breeze.
